Zweiunddreißigste/Dreiunddreißigste Bauwoche - Thirtysecond/Thirtythird week of construction works

Die letzten zwei Wochen haben wir an den Bodenbelägen weitergearbeitet. Jede Menge Material, das eingeladen, ausgeladen, hochgetragen und verarbeitet werden wollte. 

 We spent the past two weeks working on the hardwood floors. Lots of material to load, unload, carry upstairs and work with.

Einunddreißigste Bauwoche - Thirty-first week of construction works

Malerarbeiten abgeschlossen. Endlich. Jetzt ärgern wir uns nur, dass wir nicht alles selbst gemacht haben, sondern einen Teil vom Maler haben machen lassen - denn unsere in Eigenleistung gestrichenen Wände halten jedem Vergleich mit denen vom Maler stand, sehen sogar sauberer aus.

Nächster Halt: Fussbodenbeläge.

Finished the paint work. Finally. But in hindsight we regret that we did not do everything on our own but had parts of it done by the painters. Because the walls we did easily stand comparison to the ones they did, they even look better.

Next stop: Hardwood floors.

Dreißigste Bauwoche - Thirtieth week of construction works

Mit unseren Eigenleistungen kommen wir gut voran. Diese Woche haben wir tapeziert und - Wunder oh Wunder - wieder gestrichen. Langsam können wir keine Farbeimer, Pinsel und Walzen mehr sehen. Der Muskelkater in den Waden und den Oberarmen hat sich allerdings gelegt. Der menschliche Körper gewöhnt sich schnell an Strapazen. Nächste Woche werden wir hoffentlich fertig mit den Malerarbeiten.

Leider sind unsere Türen immer noch nicht komplett. Liefertermin für die Zargen ist wohl Mitte April. Dann wird es aber auch Zeit.

Der Elektriker war diese Woche auch vor Ort um unser Patchfeld aufzulegen. Ist auch fast fertig geworden. Dann kamen noch die Fensterbauer, um die zerkratzen Glashalteleisten auszutauschen - doch leider waren alle 2-3mm zu lange und haben nicht gepasst. Mal schauen wann die neuen kommen.

Groundhog day all over again, but we're making progress. This week we hung wallpapers and - surprise surprise - continued painting the walls. We honestly can no longer see buckets of paint, brushes and rollers. The sore muscles in our calves and arms are not that bad anymore. It appears the human body gets used to exertions. We just hope that we'll get done with the paintwork.

Unfortunately our interior doors are still not complete. ETA for the missing frames is mid-April. And it's about time!

The electrician was onsite this week too and installed our patchpanel - he's almost done. And the window fitters were here too, to replace the scratched frames. But the new frames all were 2-3mm too long and did not fit. Let's see when the new ones will arrive.

Neunundzwanzigste Bauwoche - Twenty-Ninth week of construction works

Die Eigenleistungen gehen weiter. Nachdem wir die Wände gespachtelt und geschliffen hatten konnten wir nun grundieren und streichen. Zwei von vier Räumen sind fertig gemalert. Schultern, Arme und Hände schmerzen schon, und der Muskelkater in den Beinen vom ständigen Leiter rauf Leiter runter ist nicht von schlechten Eltern.

ENCW hat Anfang der Woche auch noch die neue Wasseruhr installiert. Es geht voran.

Leider sind die Türen immernoch nicht vollständig geliefert. 

Da wir voller Farbe waren haben wir heute leider kein Foto für euch.

Kept on working this week. After we had grouted and grinded the walls we were able to prime and paint them. Two of four rooms are done. Shoulders, arms and hands hurt, and the muscles in our legs are sore from the continuous ladder up and down.
ENCW installed the new water meter earlier this week. We're getting there.
Unfortunately we are still waiting on some of our doors. And since we were covered in paint - no photos for you this week.

Achtundzwanzigste Bauwoche - Twenty-Eighth week of construction works

Diese Woche wurden die Türen geliefert und teilweise montiert. Leider fehlen 3 Zargen, die aber noch nachgeliefert werden. 

Wir haben mit den Eigenleistungen weitergemacht und fleissig Wände gespachtelt, geschliffen und grundiert. Dann war die Woche auch schon rum.

This week the doors were delivered and partly installaed. Unfortunately three door frames were missing and are on backorder.

We grouted and sanded walls, so we could prime them afterwards. And then the week was already over.

Siebenundzwanzigste Bauwoche - Twenty-Seventh week of construction works

Diese Woche war Bauabnahme. Parallel fand auch der Blower-Door-Test statt. Bei der Abnahme gab es nur ein paar Kleinigkeiten (wie die Innentüren - die kommen nächste Woche), die nun noch von Attraktives Wohnen beseitigt werden. Beim Blower-Door-Test wird die Luftdichtigkeit eines Hauses geprüft. Dabei darf ein Haus unseres Standards zwischen 0,5 und 3,0 1/h aufweisen. Dieser Wert gibt an, wie häufig sich die Luft im Haus in der Stunde austauscht - bei geschlossenen Fenstern und Türen selbstverständlich. Mit 0,51 liegen wir an der unteren Grenze, ein wirklich fantastischer Wert. Passivhäuser dürfen bis 0,6 1/h haben. Nach der Abnahme konnten dann auch schon die Maler rein und wir konnten mit den Eigenleistungen beginnen. Bis auf die Schlafzimmer sind wir diese Woche fertig geworden. 

Final acceptance - checked. This week we had our final acceptance of the house and in parallel the blower-doot-test was done. During the acceptance there were only some minor remaining items found (like the interior doors - the will be delivered next week), and they will be completed by Attraktives Wohnen in the next days/weeks. The blower-door-test verifies the air-tightness of a building. A house of our standard may show results
 between 0.5 and 3.0 1/h.  This value states how often the air in the house is exchanged with closed winows and doors of course. Our house was with 0.5 at the lower end of the scala, a fantastic value. Passivhouses may have a value of 0.6 1/h. After the acceptance the painters started their work and we were able to start with our personal contribution. And we are done except for the bedrooms.

Sechsundzwanzigste Bauwoche - Twenty-Sixth week of construction works

Endspurt! Morgen ist Bauabnahme. Es gab einiges Neues zu sehen auf der Baustelle. Die Rauchmelder sind dran und funktionieren (der Spieltrieb des Bauherren war zu groß sie nicht zu testen), die Schalter und Steckdosen sind fertig, die Fliesensockel sind korrigiert, die Fliesen haben die Silikonfugen erhalten, die Auszugtreppe zum Dachboden wurde eingebaut und das ganze Haus wurde geputzt. Wir sind auf die Bauabnahme und den Blower-Door-Test morgen gespannt.

Finish it! Tomorrow is the final acceptance of the construction works. And there was a lot going on this week. The smoke detectors were installed and are working (the home owners play instinct was too big not to test them), the switches and sockets were finished, the base tiles were corrected, the tiles got their silicone joints, the folding steps to the attic were installed and the entire house was cleaned. We are pretty excited and are looking forward to the final acceptance as well as the bower-door-test tomorrow.

Fünfundzwanzigste Bauwoche - Twenty-Fifth week of construction works

Nicht mehr lange und es ist fertig. Diese Woche war richtig was los auf der Baustelle. Fliesenleger, Maler, Trockenbauer, Sanitärinstallateure und Elektriker waren fast alle zeitgleich tätig - und mitten drin die Bauherrschaft.

Der Fliesenleger hat weiter fleissig die Fliesen gelegt - leider scheint ihm bei den Sockeln ein Fehler unterlaufen zu sein. Da sind wir grade noch dran.

Der Trockenbau (Decken abhängen) ist fertig und z.T. sind die Decken schon tapeziert. 

Die Sanitärendmontage wurde gemacht und alle Waschbecken, WCs, Duschen und die Badewanne sind fertig. Und der Elektriker hat weiter an der Verkabelung gearbeitet und die Raumthermostate in Betrieb genommen. Endlich lässt sich die Temperatur im Haus regeln.

Nächste Woche gehts weiter, es fehlen noch ein paar Dinge. Am 23.2. steht dann der Blower-Door-Test und die Bauabnahme an. Wir sind gespannt.

It'll be done soon. This week there was quite some action on the construction site. Tiler, Painter, drywall builder, plumber and electrician were all working on the house, most of them simultaneously. And right in the middle the home-owners.

The tiler continued working on the tiles - unfortunately something went wrong with the base tiles. We're working on it with the tiler.

The dry walls are done and some of the ceilings already received their wallpapers.

The plumbers finished the installations of the sinks, toiletts, showers and bathtub.

And the electrician continued working on the wiring. Now the thermostats are working and we can regulate the temperature in the house.

Looking forward to next week, a few things still need to be done. On the 23rd of February we'll witness the blower-door-test and the final acceptance of the construction work. We are very excited.

Vierundzwanzigste Bauwoche - Twenty-Fourth week of construction works

Langsam gehts in den Endspurt. Immer mehr Gewerke werden fertiggestellt und es sieht langsam schon richtig wohnlich aus. Die Bodenfliesen im OG und EG sind gelegt und zum Teil bereits verfugt. Die Gipsdielenwände sind gespachtelt und die Decken im OG sind abgehängt und gespachtelt. In rund 2 Wochen ist Bauabnahme.

Almost there yet. More and more trades get completed and it starts looking cozy. The floor tiles in the first and second floor are layed out and most parts already grouted. The walls were grouted and the ceilings in the second floor were installed and grouted, too. Only 2 more weeks to the final acceptance.

Dreiundzwanzigste Bauwoche - Twenty-Third week of construction works

Es wird von Woche zu Woche wohnlicher. Die Fliesenarbeiten kommen gut voran. Der Stuckateur war auch nochmal vor Ort und hat die Decken nochmals gespachtelt, und die letzten Hinterlassenschaften der Bautreppe geglättet. Nächste Woche beginnt dann wohl der Trockenbau im OG - das Material liegt schon bereit.

It's getting more and more comfy. The tiling is making good progress. The plasterer was also onsite again and grouted the ceilings as well as the remains of the construction stairs. 

Next week they'll most likely start with the upstairs drywall installation - the materials are there already.

 

Zweiundzwanzigste Bauwoche - Twenty-Second week of construction works

Meilenstein erreicht - die Treppe ist drin!
Diese Woche gab es wieder einiges zu sehen. Anfang der Woche wurde die Bautreppe entfernt und die Innentreppe montiert. Sie ist wirklich genau so wie wir sie uns vorgestellt hatten.
Der Fliesenleger ist auch seit Anfang der Woche vor Ort und hat schon einiges erledigt. Wenn man bedenkt dass nur ein Arbeiter vor Ort ist, ist der Fortschritt wirklich erstaunlich.
Estrich abschleifen, die Schaumstoffumrandung abschneiden, Schlitze zugipsen, und die ersten Wandfliesen sind auch schon gesetzt.

An dieser Stelle müssen wir den Angestellten der Firma Murschel nochmals loben: Er hat uns vor Ort die Bodenfliesen in verschiedenen Varianten ausgelegt, hat mit uns nochmal verschiedene Möglichkeiten der Ablagen in den Bädern besprochen und hat dabei nie die Geduld verloren. Wirklich spitze.
Wenn es so weitergeht sind die Fliesenarbeiten in 1-2 Wochen beendet.

Another milestone achieved - the stairway was installed!
Lots of new things to see this week. Earlier this week the construction stairway was removed and the final stairway was installed. It looks just the way we imagined.
The tiler also started this week and got a lot of things done already. Considering there is only one tiler on site the progress is impressive. Polishing the screed, removing the foam boarder around the screed, filling cable ducts and the first tiles are already on the walls. Kudos to the tiler of the company Murschel: He showed us different varieties and styles of the floor tiles and we discussed different options for the trays in the bathrooms and he never lost his patience. Awesome.
If all goes well and at this pace the tiler will be done within 1-2 weeks.

Einundzwanzigste Bauwoche - Twenty-First week of construction works

Die Weihnachtspause ist rum - es geht weiter.

Die ersten Stürme des Jahres hat das Haus gut überstanden - nur unser Bauschild konnte dem Wind trotz eines immens schweren Betongewichts nicht standhalten. Aber es war mit einem Handgriff wieder aufgestellt.

 

Und jetzt haltet euch fest: Es scheint unglaublich, ist aber wahr - KabelBW kam endlich vor Ort und hat den Kabelanschluss installiert. Wir hatten schon nicht mehr daran geglaubt. Die Installation  dauerte rund 90 Minuten und alles klappte ohne Probleme.

Am Wochenende stand dann noch etwas Arbeit an: Wir haben von unseren Eltern Fliesen geschenkt bekommen, die perfekt in unseren Hauswirtschaftsraum passen. An dieser Stelle möchten wir uns ganz herzlich bei unseren Eltern bedanken, die uns während der gesamten Bauphase mit Rat und Tat, Ideen, Tipps und Tricks und unterstützen. Ohne euch wären wir längst nicht so weit gekommen.

Doch die Fliesen mussten erstmal auf die Baustelle, und dann in den Keller. 16 Pakete, die irgendwie immer schwerer wurden, mussten erst raus aus dem Keller und ins Auto, dann raus aus dem Auto und rein in den Keller. Und das ganze über eine recht steile Bautreppe. Aber alle Fliesen und der Bauherr sind heil geblieben und so warten sie nun darauf, verlegt zu werden.

Am Samstag stellten wir dann noch einen Defekt an der Heizung fest. Eine kurze Mitteilung an unseren Bauleiter Herr Müller und innerhalb von Minuten bekamen wir schon Rückmeldung, dass er sich darum kümmern wird, und das obwohl es Wochenende war. Wirklich super.

Ab nächste Woche geht es wieder rund auf der Baustelle. Es steht einiges an.

The Christmas-Break is over - the work continues.

The house withstood the first storms of the year pretty well - just the sign of our construction company could not withstand them so well, despite the incredibly heavy concrete block that is used to stabilize it. But we were able to put it back up in a jiffy.

And now hang on to your hats: It seems unreal, but it is true - KabelBW (our local cable company) finally came onsite to install our cable. We already gave up on the idea of having cable. The installation took about 90 minutes and everything went well without any issues.

This weekend we had some work to do: Our parents made us a nice present - tiles for our utility room. We'd like to take a moment to thank them for this gift, this saves us a lot of money.

But the tiles had to be brought to the construction site, and in the basement first. 16 packages, which somehow got heavier and heavier with each package, had to be carried out of the basement, into the car, out of the car into the basement. And all that over very steep construction stairs. But all tiles are OK - and so is the builder. The tiles are now ready to get laid ;-)

This Saturday we noticed the heating reportingan error. A quick message to our construction manager Mr. Müller and within a few minutes we received feedback that he will take

care of it - and that on a Saturday. That's awesome.

Starting next week there will be a lot of action on the construction site. Stay tuned.

Zwanzigste Bauwoche - Twentieth week of construction works

In dieser Woche gab es wieder nur 2 Dinge zu tun: Heizen und lüften.
Das Estrichtrocknungsprogramm der Heizung lief konstant durch und entsprechend mussten wir weiterhin fleissig lüften. Das Programm der Rotex Anlage lief 21 Tage (Tag der Inbetriebnahme nicht mitgerechnet) und verbrauchte am Ende 4033,2 kWh.

Klar, der Heizstab zieht 9kW und lief konstant mit, auch wenn die Außentemperaturen nicht unter 0°C fielen. Da glüht der Stromzähler.

Unser Tipp an alle Bauherren: Plant diese Extra-Kosten im Budget ein! Sonst droht das böse Erwachen am Ende.

Doch das Geld ist gut investiert - wer will schon den Bodenbelag auf einen feuchten Estrich legen?

Ende der Woche stand dann noch ein Termin mit dem Schreiner zur Besprechung der Innentüren, Zargen und unserer Extrawünsche an. Am gleichen Tag kam auch das Aufmaß-Team vom Küchenbauer.

Und KabelBW? Die wollen tatsächlich am Dienstag kommen.

This weeks there were again only 2 things to do: Having the heating on and airing the place.

The screed-drying mode of the heating was running the entire week and hence we had to continuously air the place.
The program of the Rotex Heating Sytem ran 21 days (not including the day it was powered on) and consumed 4033,2 kWh.

Yep, the backup heating element consumes 9kW and was constantly running, even though the outdoor temperatures were mostly above 0°C. Glowing electricity meter.

Our advice for all building owners: Be aware of these costs when you plan your budget! Otherwise there will be a rude awakening.

But it's money well spent - who wants to lay out the floor covering on a wet screed?

At the end of the week we had an appointment with the carpenter to discuss the interior doors, warrens and all the extras we want. On the same day the measurement team of our kitchen manufacturer came onsite. And KabelBW? They actually plan to show up on Tuesday.

Neunzehnte Bauwoche - Nineteenth week of construction works

Nicht viel Neues. Der Estrich trocknet und wir lüften fleissig.
Das Haus hat den ersten Schnee sehr gut überstanden, und auch die Silvesterballerei.

Das nächste Neujahr feiern wir dann hoffentlich im neuen Haus.

No news. The screed is still drying, and we are airing the house every other day.

The house survived the first snow as well as the New Years fireworks.

Next year we'll hopefully celebrate New Year's in the new house.
